just started, and would like to get working on it fast. one problem, i cant find any client. need help finging clients.

well dya have a website? try advertising! If you want to sell real estate in Orange County you gotta look for people from outside OC! Many people want to live there now so advertise outside OC! there are loads of real estate agents in OC already... Good luck!

do you have an RE license, if not you could be looking at some serious legal problems. its very technical now lots you are responsible to know and disclose. get on the multiple listings site. use newspaper see who's sale by owner and call. if you work for an agency it takes 6 months average for first sale i heard on your own- whew. might be long and hard to start. good luck

In general, the best advice I could give a new agent is to specialize. So maybe you are wondering what to specialize in... I know if I were an agent just starting, I would specialize in selling homes that other agents couldn't sell. To be succesful in this area, start by knowing the Santa Ana market. Price per square foot, days on the market and inventory are good keys to know and understand. Watch MLS for expired listings. Call the owner and introduce yourself. If you know the house didn't sell because it was overpriced, which almost all of the time it is, gently tell them that you can sell it if they give you 1 month and let you set the price. Most people will tell you no, so it's a numbers game. Call every expired listing and market yourself... "ford6863 will sell the unsellable in Santa Ana within 1 month - give me a try!" Another strategy for a new agent in a changing/buyer's market is to specialize in rentals and rental management. An increasing number of rental properties will be coming on the market as sellers are unwilling to accept the new market condition and refuse to lower selling prices. Instead of taking a big loss, they will rent the property. No matter what you specialize in, you'll have to market yourself. Classified ads, billboards, flyers and websites are all important parts of your strategy. If you want to work leads, you could also try buying $50 leads from HouseValues.com ( which are real low quality, you'll have to work hard and spend about $5k to get a client) or market yourself on new websites like BuyerHunt.com

You need to start by getting a website and getting your name out there. The NAR put out a study in 2005 saying that the use of the Internet to search for a home has risen from 2% in 1995 to 77% in 2005 and agents with websites has increased 129% over the past 5 years. Unfortunately the real estate industry is a little bit behind in marketing themselves online, so having a website that displays the MLS data with an integrated IDX feed is probably your best bet to beat the competition. Especially since most of the real estate being sold is being done so by the newly established realtors who have mastered online marketing. I started working in retail when I was your age but through the ROP program in high school. Any retail store will hire you if you show that you have customer service skills..You might want to get a seasonal job to get experience. You can also try stores like toys r us, just work there for 6 months then try to x-fer to a place you really want to work at. P.S. I worked at Charlotte, it was fun

Neither Charlotte nor F21 will hire a 15-year-old. Sorry. Charlotte requires you to be 18, F21 only 16 so you could try there when you turn 16, but I will warn you the pay is horrible and they only offer a laughable 10% employee discount.
